OILDALE, Calif. — A major industrial proposal in Oildale raises questions not only about development and jobs but also about the traffic that might accompany warehouse and distribution activity near existing homes.

A September 16 public-record analysis reviewed comments by the California Air Resources Board (CARB) on the Airport Commerce Center environmental study.

What state regulators asked

The agency’s April 8 comment letter said the original study did not fully assess a route connecting Airport Drive to James Road and State Route 65. CARB also raised questions about heavy trucks using Airport Drive south of the site or nearby residential streets such as McCray Street. It requested an assessment of appropriate traffic corridors.

According to the public-record analysis, the draft assumptions included about 824 heavy-duty truck trips per day and homes within about 400 feet of the site’s eastern boundary. These are modeled project scenarios and geographic context, not a count of trucks currently operating there.

How the analysis changed

The county’s August response added routes to its assessment. The independent records review reported an updated modeled maximum residential cancer risk of 9.68 in one million, below a cited significance threshold of 20 per million. A modeled estimate is not a measurement of any individual’s health risk.

What happens after the vote?

Kern County approved the development’s land-use entitlements on October 13, 2026. For neighbors, the practical issue now is whether truck routes and mitigation requirements are binding, monitored and enforced. Approval does not itself establish truck operations or completed warehouses.

Residents can ask Kern County Planning for the adopted environmental review and final project conditions. Monitoring air quality and truck traffic should be based on actual operations once they begin, rather than on predictions alone.
